Introduction
With a formidable reputation in the construction business, Hari Nair (CEO) of RNA Builders (NG) believes in client satisfaction to the optimum. With a career spanning 30 years and commnication skills that fit well with his hunger for learning more about his industry have earned him accolades and appreciations galore.
It was not the perfect start for a career, but rewarding to say the least. It all started about 3 decades back in 1991 with a project by developers in Khardi. The Unforgiving outskirts of Mumbai served as the perfect training ground for the salesman in young Hari Nair. From meeting clients in South Mumbai to getting them to visit the site and invest in land for a second home, it was an arduous journey. But as they say, nothing like first hand experience. Another helpful experience that helped in kick-starting his career were the multiple road shows across GCC.
But the pivotal shift came when he joined RNA builders in 2000. Pioneers in the Mumbai market, the Group was well equipped and certainly well established as a firm to lay down roots in. From inspecting sites to managing deals, it was all a great learning experience. The hunger to learn more and outperform his own expectations was partly the reason for young Nair’s tremendous success. Devi Saraswati had her hand of blessing on him as his communication skills to get across to the toughest of clients was well-received by all around him.
Speaking about the group, RNA Builders has been a one-of-a-kind cornerstone for the real estate industry in Mumbai. Since its inception, they have been part of the ever-changing landscape of Mumbai and witnessed the highs and lows of the market. It prides itself for delivering what it promises. It is a record in itself that every single project launched by the company has been delivered on or before the stipulated time, with no delays whatsoever.
Highlighting the redeeming feature of his company, Nair says, “It has been the practice of RNA since the beginning to always deliver projects on time. We plan ahead efficiently and adhere to this principle. Every project we complete, the handover to the society is as smooth as it can be. Real estate is a key defining factor of the growth for any economy. The more people invest in assets, the more financially stable they become. Even the Government would prefer more loans to be in the home loans segment, this would in turn generate growth for the individual as well the country.
However, no industry is without its share of challenges. Speaking about the same, he says, ‘There are many challenges that I can see. Firstly, with the meteoric increase in construction across the country, the cost of raw materials has shot up, making construction a costly affair. Consequently, it is very difficult as a builder to create affordable housing at a price for the masses.”
Speaking about the role of RERA, he feels that many developers are to be blamed for committing serious malpractices which cost many people their dreams and a lifetime`s worth of savings. The implementation of strict, unforgiving and “buyer-first” rules has helped streamline developers and propel the Indian real estate industry into one of the leading real estate sectors in the world.
Regarding the future changes in the realty sector, he elaborates on the role of AI driven technologies for sales, marketing and research that will make things easier. He says, “Many companies are already investing in AI tools to enhance real estate. For the Mumbai realty sector, I would say a lot more skyscrapers are to be expected in the near future. Unprecedented growth and FSI are being seen, with developers making big bets on retail, office as well as residential spaces.
Speaking of technology, like every industry, real estate is no stranger to newer and better tech revolutionizing its processes every now and then. A tech which came to India and eased the cost and efficiency of construction was the miwan construction method. A newer technology that we are adopting now is the method of welding. Butt-joint welding is taking over traditional methods and improving rebar steel efficiency by as much as 60 percent. “
Looking at the current demand and sales of its ongoing projects, namely, NG Bliss, NG Grand Empire, in Mira Road and Bhayander, the company plans on launching more offerings for the buyers like NG Athena, NG Eros, NG Ivory, Ng Atlantis and NG Bay View to choose from and enjoy according their preferences. It will also be entering the retail segment with a new commercial space offering in Mira Road.
Enjoying the fruits of his labour, he quips, “As the saying goes, ‘the sky`s the limit’. On a personal level, I am yet to reach the self-realization we as humans were put on earth to achieve. Speaking of my career, I let my work do the talking. I perform my duties as a leader and ensure my frontline force is well equipped in every way for the industry.
Success is a very subjective term. What one sees as success needs to be the same for someone else. Rather, the main goal should be striving to do your best. Devote 100x of yourself to achieving what you are setting out for and enjoy the process. Remember to always keep your cool and ponder every decision before implementing something. Because often in life the bigger stories and richer experiences come from the journey of reaching your destination.” Famous last words.
